When is a Sequel not a Sequel?

I enjoyed the original film, Raaz, so I was pleased to see the same producer had done Raaz 2; it is here the confusion begins.

According to the write-up on Raaz 2, it is NOT a sequel to Raaz, but according to the report on Raaz 3, both 2 & 3 are sequels to the original film.
To further confuse the viewers, the leading from 1 is not in 2, but returned for 3. Apparently, she turned down the role to be in the Race and Dhoom series. The leading lady, Bipasha Basu, also appeared in the film Rakht as a fortune teller.
